Terms and conditions

The terms for using the Laurie Finance website and our bridging finance broking service.

Last updated: 3 November 2026

About us

Laurie Finance is a trading style of Ledgerly Technology Ltd, a company registered in England and Wales (company number 17274983), registered office 100 Shortheath Road, Swadlincote, DE12 6AL. In these terms, “we”, “us” and “our” mean Ledgerly Technology Ltd, and “you” means you, and the business you’re borrowing for.

These terms apply when you use this website, talk to Laurie, our AI assistant, or use our broking service. By using them, you agree to these terms. Please read them with our privacy policy and cookie policy.

Before we launch

Laurie Finance launches in January 2027. Until then, we’re taking early enquiries and building an early access list. We may not be able to arrange a loan for you before launch, and we’ll tell you if that’s the case.

What we do

We’re a bridging finance broker, not a lender. We help you find a short-term loan secured on property, by:

  • asking you about your deal and giving you a rough guide to what you could borrow
  • getting your case ready for lenders
  • taking it to the lenders that fit, and showing you their terms
  • handling the process with the lender you choose, through to completion

Every case has a named broker, a person, who reviews it before anything goes to a lender.

Who it’s for. We arrange bridging loans for business purposes, which are generally not regulated by the Financial Conduct Authority. We can’t arrange a loan secured on a home that you or a member of your family lives in, or will live in. If that’s what you need, we can introduce you to an FCA-authorised partner.

What we don’t do. We don’t give legal, tax or accounting advice. You should get your own legal advice before taking out a loan, and the lender will usually need you to have a solicitor.

Rough guides aren’t offers

The rough guide Laurie gives you is our own estimate, worked out from what you’ve told us and our own rates. It isn’t a quote or an offer from a lender, and it doesn’t mean you’ll be offered a loan.

Lenders make all lending decisions. Any rates or terms we show you depend on the lender’s checks, underwriting and valuation. Only the lender’s formal offer is binding.

What it costs

We don’t charge you a broker fee. We’re paid a commission by the lender when your loan completes. We’ll tell you how much it is before you go ahead, and we never choose which lenders to show you based on what they pay us.

Lenders charge their own fees, such as arrangement, valuation, legal and exit fees. We’ll show you the total cost of each option before you choose.

What we need from you

You agree to:

  • give us information that’s true, complete and up to date, and tell us if anything changes
  • only give us information about other people, such as a co-director, with their permission
  • tell us if the property is, or will be, lived in by you or your family

If the information you give us is wrong or incomplete, lenders may turn down your application or withdraw an offer, and we may stop working on your case.

Lenders and we have to check who you are and where your money comes from, to prevent fraud and money laundering. We may ask you for documents to do this.

Our liability

We’ll provide our service with reasonable care and skill. We aren’t responsible for a lender’s decisions, including turning down an application, changing its terms or withdrawing an offer, or for delays caused by lenders, valuers, solicitors or anyone else outside our control.

We aren’t liable for any loss of profit, business or opportunity, or any indirect loss.

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that can’t be limited by law.

Complaints

If you’re not happy with anything we’ve done, please tell us so we can put it right. Contact us or write to us at the address above. We’ll acknowledge your complaint quickly, look into it properly and keep you updated until it’s resolved.

Changes to these terms

We may update these terms from time to time. The version on this page when you use our website or service is the one that applies. If we make a change that affects a case we’re working on for you, we’ll tell you.
